This former 19th century auberge is set in attractive grounds with a swimming pool and a distant view over the village lake. An appealing complex with a range of buildings offering very interesting potential.

In rolling countryside, on the edge of a nice village with no commerce, but within 10 minutes’ drive of the bustling market towns of Nogaro and Riscle, is this attractively sited old house – a former auberge – built in 1855.

The property has oil-fired central heating in the main house and electric radiators in the 5 letting units. It is in good, sound condition apart from areas of slightly “tired” decoration.

Although the location is rural the property can be reached quite easily. Pau airport with its daily flights to London, Paris and Asterdam is just over an hour’s drive away. The two major centres – Toulouse and Bordeaux – can be reached in less than 2 hours by car. The ski slopes, the Spanish border and the Atlantic coast are similarly accessible.

This property is already attractive but it has tremendous potential for further developments. It is very realistically priced. More land could be available if required.

THE HOUSE :

On the ground floor:

  • On the east façade of the original house, attractive old wooden double doors open into the spacious hall, 10.5m x 2.3m, with beams and a tiled floor.
  • The first of the four rooms were former dining rooms in the auberge.
  • To the left of the hall is dining room (1), 5.6m x 4.6m, with terra-cotta tiles, exposed beams, 2 windows, a marble fireplace and huge built-in cupboards.
  • To the right is dining room (2), 5.6m x 4.6m, with a large brick fireplace, built-in dresser, tiled floor, wood panelling and a door into 2 small offices.
  • Behind these two rooms are another pair of former dining rooms, each of the same dimensions and with a window. One room has very pretty original black&white floor tiles.
  • The two end doors open into 2 bedrooms, 5.6m x 4.6m, both with a window and an en suite shower room.
  • From dining room (2) a door leads into two small offices, each 2.5m x 1.5.
  • Beyond the offices is a light and spacious salon, 7m x 4m, with tiled floor, large fireplace, exposed beams and a wide, 4-bay French window.
  • From the salon a door leads into a large, well-equipped kitchen, 7.2m x 3.5m, with stainless steel fittings. The fittings will stay but the commercial machinery will be available by separate negotiation.
  • The kitchen opens into a large summer salon, 9m x 4.2m, with a fully-glazed wall and a tiled sloping roof.
  • Cool room, 3.3m x 2.2m.
  • Behind the salon, kitchen, offices, summer salon and cool room is an enormous space, 22m x 5.5m, the former wine chai with several traditional built-in wine vats. This area is now used as a utility/storage area and as a garage.

The first floor apartment and loft:

A charming internal courtyard, 8m x 5m, gives access to two staircases. One staircase leads to the loft (180 sqm) with magnificent roof timbers and potential for conversion. The second staircase leads to the large apartment (160 sq.m) comprising:

  • Living room, 6m x 4.8m, with window and roof light.
  • Bedroom (1), 2.8m x 3.4m, with window and carpet.
  • Bedroom (2), 4m x 2.8m, with window and carpet.

  • Five bedrooms, each with en suite shower room, terra-cotta floor tiles, window and built-in wardrobes. Each bedroom is approximately 3.5m x 3.5m.

Outside:

  • Fenced swimming pool, 11m x 5m, set in a paved terrace.
  • Gravelled drive and turning circle.
  • 4,000 sqm of landscaped grounds.

The outbuildings:

These lovely stone buildings complete the courtyard configuration and comprise:

  • Small stone outhouse housing the central heating boiler and the pool equipment.
  • Large stone tractor shed, 5.4m x 11m, with impressive beams, tiled roof, concrete floor and open front.
  • Massive stone barn consisting of enormous “salle des fetes”, 7.5m x 20m; kitchen, 11m (max) by 6.5m; reception room, 5m x 6.5m and cloakroom area with 2 lavatories & washbasins.
