Hidden away in its own little world, this old stone house looks out over woodland and pasture, and most of what you survey comes with the property.
It has a wonderfully private feel approached by a private track of about 500 meters, and shielded from the road and the rest of the world by a thick screen of trees.
There is a single building consisting of the original stone house, and a more recent extension, which serves as an office and workshop. The house has been tastefully renovated, and is nice and light with window openings on both elevations. The land consists partly of meadow and partly of oak woodland – perfect for a woodman with horses!
To the front of the house is a gravel driveway leading to a parking area to the side of the property. The house is arranged on three floors, with the first floor being at ground level to the front, and the lower floor being separately accessed from a lower terrace. This means that two of the bedrooms are entirely independent, so making them ideal for letting or keeping house guests out of the way!
The original front door is at the far end and leads you into the kitchen, although the centrally placed glazed panel door is probably the more logical entrance taking you directly into a large central room (12m x 4m), which serves as a dining and living room.
It has exposed ceiling beams, terre cuite floor tiles, and a corner fireplace with a wood burning stove. It also has glazed double doors leading you out to a decking terrace, which surveys your territory to the rear. The stairs are at one end of the room with a shower room at their base, and a door through to the kitchen is at the other end.
The shower room is also recent with floor and wall tiling, a shower cubicle, corner basin, and a toilet.
The kitchen (4m x 3m) has built-in storage cupboards, one pair with antique doors, a double bowl stainless steel sink with drainer, tiled splashbacks, a gas hob with extractor hood above, and double aspect windows.
Upstairs are two bedrooms and a bathroom leading off a landing all of which have been converted from the original attic. The ceiling timbers and floorboards are exposed and painted.
Bedroom 1 (2,6 × 3,4m) has a window to the rear. The bathroom is between the two bedrooms with a bath, basin and toilet, and a window to the rear. Bedroom 2 (4,3 × 4,2m) has windows to the rear and fitted wardrobes.
Attached to the house is a workshop (4,8 × 3,4m) and office (4,8 × 3,3m) with a separate door from the outside.
On the lower terrace below the workshop is a superb bedroom (4,15m x 7m), converted from an old chapel – hence the raised bed dais. It has an en suite shower room with basin, toilet and shower cubicle.
There is a boiler cum utility room housing the boiler, oil tank and plumbing for a washing machine. Next door is a garden tool store.
Then there is the 4th bedroom (3,7 × 3m) again with separate front door and an en suite shower room with basin, toilet and a tiled shower cubicle.
The land is in one block surrounding the property, and consists of pasture and woodland in roughly equal proportions.
The map below shows the approximate location of the property.
The Midi-Pyrenees in the heart of south west France is the largest region in the country. From the Pyrenees to the valley of the Dordogne and from Gascony to the Gorges du Tarn, the diversity of its landscape is equalled only by the wealth of its heritage. This stunning area is renowned for its innate sense of celebration and visitors are often surprised by its friendly spontaneity.
Midi-Pyrenees is only 1.5 hours by plane from London and the Toulouse airport connects to many internal and international destinations. Paris is a 5 hour journey by TGV train, and as in most of France, the road network of motorways and dual carriageways is very good.
