Website Terms and Conditions

All properties and services on our website are based on information supplied by our agents, private individuals and other third parties, and are believed to be correct when entered into our systems. The prices advertised on our website include the commission from the French agencies. To arrange for an appointment to view a property and meet one of our representatives, please contact us. No direct approach should be made to our agent or to the vendor of a property.

The material contained on this website is owned by my-french-house.com ltd. We authorise download of extracts from this website for personal use only and in no circumstances for commercial gain or profit. You may not copy, reproduce or retransmit any part of this website without our prior approval in writing, including for journalism, publicity, advertising and sales promotion. my-french-house.com will not accept any responsibility for any loss that may arise from reliance on any of the information or documents contained on this website or on any third party website which has a link to or from this website.

Use of the my-french-house.com website constitutes agreement that you have read and accepted the conditions of use of the website. my-french-house.com and the website are registered in England. Any possible dispute relating to them may only be dealt with by the English Courts and shall be subject solely to English law.

Optional PREMIER SERVICE PACKAGE - Terms & Conditions

1. Definitions

"Acte de Vente" means the final contract (known as the Acte de Vente) between a vendor and purchaser which transfers the property to the purchaser under French law.

"Associate" means any Close Relative of yourself, any body corporate or trust in which any of those persons has an interest, or any person funded in whole or in part by you or close relative of yourself.

"Close Relative" means any spouse, parent, brother, sister, children, common law spouse and co-habitee and also extends to mean in-laws and step family.

"Completion" means the completion of the purchase of the property by signing the Acte de Vente or the time at which you or your Associate is entitled to take possession, whichever may be the sooner.

"Compromis de Vente" means the agreement between the vendor and the purchaser required under French law when selling or purchasing a property, and known as the Compromis de Vente.

"Estate Agent" means any local estate agent introduced by us.

"Property" means any property held on our database of properties from time to time, and any property introduced to you by the Estate Agent.

"Success Fee" means the fees payable by you calculated in accordance with the table in schedule 1.

"Terms" means these terms and conditions.

"Viewing Request Form" means the form (as in place from time to time) signed by you to request property viewings and confirming contractual acceptance of these Terms.

"The Website" means the website www.my-french-house.com and all sub-pages, but not including any external links.

2. Commencement

This agreement will take effect upon signature by you of the Viewing Request Form.

3. Services

3.1: We will assist you in finding and purchasing a property by:


3.2: Upon purchase of a Property and payment of the Success Fee we will organise household insurance with a reputable insurance company and will pay for the first year's premium subject to the levels of risks being normal and reasonable and accepted by such insurers as such.

3.3: We may be able to offer additional services, for which we will charge you an additional reasonable fee. Such services will be provided as an introducer and/or arranger and any contractual arrangements with any third party will be your sole responsibility.

4. Fees

4.1: Free Viewing


4.2: The Success Fee for Premier Servce Package only
The Success Fee is payable if you or any Associate enter into a contract to purchase a Property introduced to you by the Estate Agent within two years from any viewing organised by ourselves.


4.3: All fees are exclusive of VAT.

4.4: You will indemnify us of any expenses expressly incurred on your behalf. Such expenses will be payable upon demand.

4.5: All payments are to be made in UK sterling (£UK) and are to be made by direct bank transfer payment or by cheque made payable to my-french-house.com limited.

4.6: We will invoice you as soon as payment becomes due. The time of payment will be of the essence of this contract.

4.8: We will charge interest (both before and after any judgement) on any amount unpaid and overdue, at the rate of 4% per month (calculated daily and compounded monthly) from the date the payment becomes due until payment is made in full.

4.9: You may be searching for a French property through other introducers besides us, and indeed by your own efforts. We have no problem with that, but you will understand that such other initiatives are out of our hands. If you buy a property from an Estate Agent that we have introduced, you owe us the appropriate Success Fees regardless of whether you might have contacted that Estate Agent by any other route as well.

5. Liability

5.1: We are an english-based company offering a service to assist your purchase of a french property. Our service consists of introducing you to local estate agents and making arrangements to assist the purchase process. We have not inspected the Property, and we cannot offer any legal, financial, or other specialist advice.

5.2: Details of Properties, valuations, reports and other information provided by us are prepared in good faith and are solely for guidance purposes. They do not form any part of any contract relating to the purchase of any Property.

5.3: You must satisfy yourself as to the accuracy of any details provided by us. No officer, employee or agent of ours has any authority to make any representations or statements in relation to any Property and/or the service provided by us.

5.4: The Estate Agent is not an officer, employee nor agent of my-french-house.com limited and has no authority to bind us in any contractual way.

5.5: We accept no liability for the views of, or contents of any report prepared by, any third party in relation to any property.

5.6: You confirm that we have recommended you take appropriate legal and other advice and to use the services of solicitors, surveyors, valuers and other specialists. The service provided by us is not intended as a substitute to obtaining such advice.

5.7: We accept no liability for any defects in legal title or in the fabric or structure of any Property.

6. General

6.1: We only supply services on these Terms and you will purchase the services on the Terms save as expressly set out in writing and signed by a director of my-french-house.com limited and making express reference to this clause 6.1. The Terms apply to the exclusion of any implied terms and of any terms you may seek to incorporate in the contract in any manner save as stated above. These Terms supersede and replace any previous understanding and you agree that you have not been induced to enter into the Terms in reliance on any representation or warranty not stated herein.

6.2: Should we waive any of our rights (either under these Terms or in law) in respect of a breach of these Terms by you, such waiver will not be considered a waiver of any subsequent breach of the same or any other provision of these Terms. No rights or remedies under these Terms or in law will be waived or released save by express written notice signed by a director of my-french-house.com limited and making express reference to this clause 6.2

6.3: If any provision of these Terms is held by any competent authority to be invalid or unenforceable in whole or in part the validity of the other provisions of these Terms and the remainder of the provision in question will not be affected. Every provision is agreed to be severable from every other.

6.4: This contract will be governed by the laws of England, and the parties agree to submit to the exclusive jurisdiction of the English courts.
