Property Description

In a small village of the Côte des Maranges, traditional Burgundian house built on cellars, fully renovated in 2013. Will delight lovers of peace and quiet looking for a property requiring little maintenance. Preserved character, charm of the old, 132 m2 living space, 2 bedrooms, 2 cellars.

As is often the case in our wine villages, the house is reached by an outside staircase of stone slabs. This one has two flights and a central balcony towards the entrance. The first room is a beautiful living room of 41 m2 with a wall fireplace and oak parquet flooring, followed by a semi-open kitchen that can be seen through a magnificent glass window. A shower room and a toilet complete this first level.

The first floor includes two spacious bedrooms, respectively 25 m2 (with dressing room) and 23 m2, to which the exposed beams give an undeniable stamp of authenticity.

On the second floor there is an office and a storage area that could be used as a spare bedroom. There is also the laundry room with washing machine, dryer and ironing area.

Finally, wine lovers will have at their disposal two very beautiful vaulted cellars, very healthy, one of which has been fitted out for festive moments such as tasting or aperitifs with family and friends.

Location.

Surrounded by the communes of Paris-l'Hôpital, Nolay and Créot, Change is located 18 km south-west of Beaune, the capital of Burgundy wines and the largest town nearby. The village is crossed by the Cozanne, which the fishing society La Saumonée populates each year with 400 trout reserved for enthusiasts from Change and the neighbouring village of Paris l'Hôpital, 2 km downstream.

Supermarkets are in Nolay (2.5km), a medieval village with its beautiful grain market, or Chagny (11.3km), with its services and facilities, its lively Sunday market, its starred restaurant. Beaune is 18 km away (24 mn by car). A baker from Santenay makes the bread-rounds every day of the week except Wednesday and Saturday.

It should be noted that the reopening of the Santenay spa next to the casino in June 2021 attracts many curists and visitors and contributes to the economic life of the region. As Santenay's hotel capacity is limited, curists are looking for accommodation nearby and a rental contribution is perfectly feasible, Change being only 6 km from Santenay.

For hiking enthusiasts, Mont de Rème, which rises to 514 metres and is covered by a lawn classified as a Natura 2000 site, will be a choice route.

Change conceals some remains of former iron mines, exploited by mine shafts from the second half of the 19th century to the beginning of the 20th, in connection with the Schneider company for its factories in Le Creusot. The ruins of the buildings of the Saint-Charles and Saint-Pierre shafts still remained in the early 21st century.

For mobility, the TGV station at Le Creusot-Montchanin is 31 km (36 minutes) away, with fast connections to Paris (1h20) and Lyon (40 minutes). The nearest international airport is Lyon-Saint-Exupéry, 179 km away (about 1 hour 53 minutes by car). Paris is 319 km or 3h 17mn, and Geneva 236 km or 2h 31mn.

For local transport, the village of Change is served by the Mobigo bus network which provides 8 daily rotations Chagny-Autun. The stop is just in front of the house (see photos).

STRONG POINTS: the excellent condition of the house and the easy maintenance, the living space (132 m2). Internet by ADSL, but fibre optic is being installed in the village, optimal conditions for teleworking. The calm of the countryside, the beauty of the hills planted with vines (Côte des Maranges appellation), the proximity of Nolay, Santenay and Chagny. The Voie Verte, a cycle and hiking path that follows the route of an old railway between Côte d'Or and Saône-et-Loire, runs from Nolay to Santenay, amidst sumptuous landscapes of hillside vineyards.

WEAK POINTS: no garden or courtyard, no garage but a place 20 metres away, along the river. In return, very little maintenance.
