Property Description

Quietly situated near Castres, with a living space of more than 200 m², this lovely U-shaped farmhouse is from the 19th century and composed of 7 bedrooms, a living-cum-dining room with a fireplace, a big kitchen, 2 shower-rooms, a bathroom, 2 large outbuildings (one with a kitchen/production lab), an agricultural hangar, a big workshop, a henhouse, an old cowshed, a well and a stream, all on 5 hectares of tree-filled meadows.

You're going to fall under the charm of this large property, away from urban life and with a vast number of activities to enjoy, such as many walks and horseback riding.

From a small country road you turn onto a tarmac drive with trees and arrive in front of the imposing wrought-iron gate that protects the property.

The house is U-shaped with a central part, a left wing and a right wing. We'll begin the visit with the right wing. This wing is composed of practically 2 separate homes that communicate with each other. From the outside, a door opens onto the first home, the main one.

On the ground floor, the lobby (7 m²) has a toilet and the stairs to the upper floor. To the right is a big, bright and beautiful kitchen (18 m²) that is perfectly equipped with a very long worktop, lots of cupboards, a TV mounted on the wall and a patio door giving onto the garden.

Upstairs, there is a big landing (6 m²). On the left is a nice 13 m² bedroom. On the right is a truly lovely bathroom with a tub, a shower, two washbasins and a built-in wardrobe, all bathed in light. Continuing down the hallway, there is a second nice bedroom (12 m²), a shower-room with a washbasin and the last bedroom (11 m² & with a built-in wardrobe).

Returning to the ground floor, but this time to the left, there is a living-cum-dining room (30 m²) with a fireplace and insert. There is a door that communicates with the second home. Its small entrance hall (3 m²) has a door to the outside and stairs to reach the next floor. To the left is a shower-room with a toilet and then two 10 m² bedrooms. At the end of the hallway a door there is a door that can communicate the left wing of the house with the central part.

The first floor of this part has a small bathroom with a toilet (6 m²), the sixth big bedroom (16 m²) of the property and the 7th bedroom (17 m², could be a study).

The central part of the house, between the left and right wings, has a magnificent space built of stone and wood and an upper level to convert (2 x 136 m²). More than 270 m² that could be used for all types of receptions or any other nice project considering its size, authenticity and many entrances (from the outside and both wings).

Finally, the left wing. It's identical to the central part with the same authenticity and 2 x 136 m², except it has a small extension (48 m²). At the far end of this space a small door gives onto a kitchen/production lab (24 m²), a processing lab (57 m²), an office with a communicating garage, another small office (10 m²) and another room (21 m²).

As for the outbuildings, the first is a lean-to (194 m²) attached to the house. It has a large adjoining workshop (184 m²). The next building (80 m²) has a garage, a former cowshed, a henhouse and former pigsty.

The vegetable garden and well are not far from the house.

This property is one-of-a-kind thanks to its current living space and for what could be added. The house is perfectly adapted to wheelchairs. An exceptional environment that is becoming more and more rare. No traffic, no disturbances, at the end of a dead-end road...quietly situated.

The owners carefully selected the quality materials. Nothing was left to chance. This old farmhouse radiates its authenticity.

Outside, you'll enjoy 5 hectares of meadows, with several wooded areas.

You can stroll through the wood. There is a stream on the far side of the property where your animals can drink.

You'll enjoy days in the garden, in the vegetable garden, in the countryside and in a pastoral setting.

The roof has concave tiles. The construction is stone. Heating is gas-fired, two boilers. Electric hot-water heater. Joinery is wooden and PVC, partially double-glazed. Air-conditioning system. Independent drainage system.

In this lovely farmhouse, you and your family will enjoy an authentic home with character, in an exceptional setting only 10 minutes from all conveniences.

Located 1 hr 5 min from Toulouse and its international airport; 24 min from Albi; 2 hr 10 min from ski slopes; 1 hr 50 min from the Mediterranean Sea; 3 hr 50 min from the Atlantic Ocean.
