We didn’t expect that …. 17 hectares of private land, a moated chateau, various guest lodges and outbuildings all within a short walk of a train station, shops, schools swimming pool and 5kms from an Autoroute junction close to Le Mans in the vallée de la Loire.
This very nicely presented moated chateau from the 17th and 18th centuries with original moat complete with resident swans and fish is used by the current owners as the family home with rental return from the separate guest accommodations (3 gites).
THE MAIN ACCOMMODATION
The chateau offers a gallery style kitchen and breakfast area with views over the moat with separate snug/lounge in the tower. Formal double reception rooms with original features (beams, plaster-work, fireplace and floors) and direct access to the terrace on the moat, an office/study, entrance hall, corridor, wc and a bedroom with private bathroom completes the ground floor.
The gently winding main staircase leads to the 1st floor with front corridor providing access to the 5 bedrooms with en-suite facilities and of course those views over the moat to the gardens beyond. The second floor also offers extra space with 3 further bedrooms and bathrooms and a large games room. There is also a secret room but you’ll have to wait for the visit with our local chateau expert.
THE 3 GITES
3 separate gites each one different and offering a combination of 8 bedrooms and reception rooms. There are the former stables and a large number of outbuildings (garages, stores, hangers, etc...).
The estates park measure approximately 17 hectares (over 40 acres) a mix of forests and paddocks and is on the edge of a popular and vibrant town near Le Mans. Access to all local amenities is excellent as are the communication links with both autoroute and rail close by (note: not close enough to be an issue with noise etc.).
An ideal family home with plenty of scope for activities and rental potential.
